After foreclosure, you can expect your credit score to drop – by as much as 180 points. Even if your home is lost through short sale or deed in lieu of foreclosure, the result is the same – bad credit. Considering that you need a credit score of at least 580 to get a loan, a reasonable interest rate on a credit card, or even many apartments, the effect of foreclosure on your credit, and your life, is significant.
1. HOUSING: First, realize that after foreclosure, your housing situation is going to change. This may be somewhat obvious as you are losing your home, but consider the effect of foreclosure a bit deeper. You will not be able to purchase a home for at least seven years unless there were verifiable extenuating circumstances. Likewise, you may experience problems finding a new place to live as many landlords will not rent to people with bad credit (in many cases, property management agencies have strict guidelines prohibiting it). As such, it is in your best interest to apply for housing before filing for foreclosure (or at least spend time figuring out where you will live).

According to research from Deutsche Bank, the number of Americans with credit scores below 600 has increased to 26% from only 15% prior to the start of the recession. Further examination of credit data reveals that 9% of all Americans have a credit score in the 600-649 range.
Based on current credit score requirements for a mortgage approval, any applicant with a score below 600 is almost certain to be turned down by a banking institution. Borrowers in the 600-649 range are also considered “weak” candidates with a high turn down rate, especially if the credit score is below 620.

Home Prices Falling Despite Low Mortgage Rates
The fine bloggers over at Calculated Risk have a good article today about the future of housing prices. In essence the article asserts that there have been declines in home values in both May and June that have yet to fully show up in many measures of home prices.
This premise is based upon data from Campbell Surveys that shows prices for short sales fell 6.3%, move-in ready foreclosures fell 6.8 percent, and non-distressed properties dropped 4.6 percent.
The decline can likely be traced to several factors. First is the collapse in demand for homes following the expiration of the first time home buyer tax credit at the end of April (the overall weakness of the economy also plays a part in the lack of demand). The next factor is the massive overhang of houses on the market and in the hands of banks and lenders. Finally, the sheer volume of foreclosed and distressed homes negatively affects the price of homes.

My husband and I have been trying to get a loan modification for the past year and a half and have exhausted all of our resources just to stay out of foreclosure. At this time we feel our best option may be to short sale our home and move elsewhere. However, we cannot decide whether or not we want to rent or buy a new home right away after the sale occurs, or if we will even be allowed to do so.

About a month ago, one of our readers emailed me and asked why the mortgage industry wasn’t making things easier for borrowers who didn’t walk away from their mortgages. Angry over the fact that borrowers were walking away from their responsibilities, furthering the problems that have contributed to the housing downturn — “Walking away only because you are underwater is only going to further the problem” — our reader suggested, “If we can arm the people that will continue to pay with some ammunition, maybe they can help.”
A recent announcement by Fannie Mae is step in that very direction.
